Construction Process

Step by Step to Build with Kiella

1. Get Prequalified with a Lender

Before you begin your home search, connecting with a trusted lender is an important first step. They’ll help you understand your budget and provide a prequalification so you can shop with confidence. If you need guidance, check out our preferred lenders who work closely with Kiella buyers.

2. Pick the Perfect Community

Kiella builds in some of the most desirable and fast-growing neighborhoods in the Temple and Belton area. Whether you want to be near Baylor Scott & White, close to Fort Cavazos, or simply closer to work, schools, or family, we offer communities designed
to fit the way you live. Explore our neighborhoods and visit a model home to see what makes each one special.

3. Select Your Home or Start Your Build

We make it easy to find a home that fits your timeline. If you’re looking to move quickly, explore our move-in-ready homes. If you have time to build, choose a homesite and floor plan and personalize it from the ground up. Our typical build time is around four to six months, depending on the plan and selections you choose.

4. New Home Orientation

As your home nears completion, you’ll meet with your superintendent and our warranty coordinator for a walkthrough.
This orientation helps you understand your home’s features, systems, and recommended maintenance so you feel confident and prepared from day one.

5. Close and Move In

Closing day is the exciting final step. Once your documents are signed, you’ll receive the keys to your brand-new Kiella home!

Our Construction Process

1. Prepare the Site & Foundation

We begin by preparing the homesite, laying out the foundation, and installing the plumbing under the slab. After the City completes its inspection, we pour the concrete for the foundation, garage, and porch.

2. Framing

The walls and roof are built, giving the home its shape. Windows and exterior doors are installed, and your superintendent walks the home to ensure everything matches the plans.

3. Mechanical, Electrical & Plumbing

Electrical, plumbing, and HVAC systems are installed inside the walls. Once these “rough-ins” are complete, the City inspects the work. Insulation goes in next, and fireplaces and exterior paint begin if included.

4. Sheetrock & Exterior Work

Sheetrock is hung, finished, and textured inside the home. Outside, masonry work begins, and the garage door is installed.

5. Trim, Cabinets & Paint

Cabinets, trim, and interior doors are installed, followed by the first phase of interior paint. The driveway and entry walk are also poured and inspected.

6. Tile, Countertops & Lighting

Tile for bathrooms and floors is installed, along with countertops and backsplash. Lighting fixtures are added, and the irrigation system and fence posts are set.

7. Final Mechanical Trim & Exterior Finishes

Final plumbing fixtures, electrical switches, lighting, air vents, and thermostats are installed. Sod, landscaping, mirrors, shower glass, and gutters (when included) are completed.

8. Flooring & First Clean

Vinyl plank, hardwood, and carpet flooring are installed. Attic insulation is finished, and the home receives its first full interior clean.

9. Final Touches & Inspection

Doors and hardware are finalized, screens are installed, and any paint or cleaning touch-ups are completed. The home then goes through a final quality check.

10. Closing

You’ll walk your home with the superintendent to review its features and systems. After final inspections and the Certificate of Occupancy are complete, you’ll close at the Title Company and receive the keys to your new Kiella home.
